LandRecords vs. PremiumPin: GIS MCP or property-search MCP?
Both LandRecords.us and PremiumPin give AI agents parcel data over MCP, but they're built for different jobs. LandRecords is a GIS stack. Its $200/mo Pro web service includes map tiles, WMS/WFS, and parcel queries, with broad coverage (161 million or more parcels across 3,230 counties, refreshed every two weeks). PremiumPin is property search for agents. For $79/mo your agent can ask, in plain English, who owns what, where, and what it's worth. It can then count, preview, and export owner and property lists, or pay per call with x402 and skip the subscription. If you need boundaries on a map, pick LandRecords. If your agent needs answers and lists, pick PremiumPin.

Government parcel data pricing here is PremiumPin's published $79/mo plan next to LandRecords' published Pro price. Figures are as of October 15, 2026.
Where LandRecords wins
- Coverage. 3,230 counties and 99% or more versus our about 2,308. Vermont is excluded for us, and New Jersey owner-name and owner-mailing-address fields are not available in PremiumPin under current serving policy.
- GIS. Tiles, WMS/WFS, and boundaries. We don't do maps.
- Freshness you can cite. LandRecords publishes a two-week refresh. We haven't published a cadence yet.
- Bulk files. You can buy a county or state file outright.
Where PremiumPin wins
- Price. $79/mo versus $200/mo.
- Agents can pay as they go. With x402, an autonomous agent can do a $0.01 lookup with no account, no API key, and no subscription.
- Answers, not layers. Your agent asks questions in plain English and gets owner names, mailing addresses, values, and sale history back as rows it can use, where those fields are held. No GIS stack required.
- List workflow built in. Free counts, previews, saved searches, mailing-list prep, and CSV exports.
- Agent-first design. MCP for Claude, ChatGPT, Cursor, and Codex. WebMCP for browser agents. Discovery files for agents that find tools on their own.
Each paid account has its own 1,000,000 delivered parcel rows per UTC month.
Who it's for
- Choose PremiumPin if you're building or running AI agents for real estate prospecting, lead gen, market research, or due diligence, or if your agent should pay per call instead of holding a subscription.
- Choose LandRecords if you're building GIS applications, need parcel boundaries and tiles, or need near-complete U.S. and Canadian coverage.
- Use both if your agent needs a map layer and owner-level lists.
